The spread runs from $71 in Houston to $95 in San Francisco, and it moves with the local wage index — the panel costs much the same everywhere. If a quote uses a per-sheet rate well outside your metro's band, the difference is either scope — full-sheet replacement versus patching, or thicker panel stock — or margin.

What else changes when the deck comes off

The costs that arrive with sheathing work, in the order they usually surface.

  • Panel thickness has to match. Older homes are often sheathed in planks or thinner ply than current code allows. Bringing a section up to modern thickness leaves a step at the joint, which is either shimmed or the surrounding sheets are replaced too — a scope increase, not a price increase.
  • Wet decking means the leak had somewhere to go. Soft sheathing at a valley, chimney or eave is usually accompanied by damp insulation or a stained ceiling below. Neither is roofing work and neither is in these figures.
  • Disposal grows. Stripped decking is bulky. A roof that needs most of its deck replaced can push a job past the dumpster allowance already carried in the model.
  • The day gets longer. An opened deck must be closed before weather. Crews will either extend the day or tarp overnight, and rushed re-decking is where fastener spacing quietly stops matching the shingle warranty.
  • Framing is a different trade. If the rafters below are compromised the job stops being roofing and becomes structural carpentry — see the exclusions below.

  • Rafter, truss, ridge or beam replacement — structural carpentry, usually engineered.
  • Interior damage: insulation, drywall, staining or mould remediation below the deck.
  • Standalone decking replacement with no re-roof, which carries its own access and weather protection.
  • Plank-to-panel conversion across a whole roof, which is a re-sheathing job rather than a repair.

Should I accept a mid-job change order for roof decking?

A change order for decking is normal — the deck is not visible until the old roofing is off. What should not be normal is an open-ended one. Ask for the per-sheet rate in writing before the tear-off starts, ask how the count will be evidenced (photographs of each replaced section is standard practice), and compare the rate against the $50 – $121 band above. What if the rafters underneath are damaged too?

Is replacing roof sheathing a DIY job?

Realistically, no. It is work at height on a surface that is by definition unsound, it is structural, and it has to be closed in and weather-tight the same day.
