Read the per-sq-ft column downwards and the shape of roof pricing becomes obvious: it falls from $7.31 – $16 on the smallest roof to $5.34 – $12 on the largest, because permits, dumpsters, crew mobilisation, site protection and the final inspection barely move with area. Doubling the roof does not double the bill. This is also why a per-square-foot rate copied from an article about a different-sized roof is one of the most reliable ways to mis-budget a roof.

Use the ground-floor footprint of the area actually under roof — not total floor area, and not including a second storey that sits beneath the same roof. Then add for overhangs, and add each dormer, porch or wing roof separately. A two-storey home with a 1,200 sq ft footprint has roughly the same roof as a single-storey home with a 1,200 sq ft footprint, even though one has twice the living space. That single misunderstanding is behind most "why is my quote so much higher than the calculator" conversations.

Pitch charges twice. It adds surface area for the same footprint, and it slows the crew down — staging, roof jacks and fall protection all cost time per square. The same house moves from $10,300 – $22,700 at a medium pitch to $13,900 – $31,000 at a very steep one, a difference of $5,300 on a job where nothing else changed. staging, harnesses, materially slower.
How to measure your own roof
Four ways to get a roof area, in descending order of reliability.
- Read it off the plans. If you have architectural drawings or a survey, the roof plan gives plane-by-plane areas and is the only source that handles complex roofs correctly.
- Measure the footprint on the ground and apply the pitch factor. Pace or tape the outline of the building, add the overhang on each side, then use the table above. Accurate to within about 10% on a simple roof.
- Measure from a satellite map. The measuring tool in any mapping app gives you the footprint outline. It is a plan view, so it always understates a sloped roof — apply the pitch factor to whatever it returns.
- Take the contractor's measurement and check it. Any roofer bidding the job will measure it properly. Ask for the square count, then confirm it lands near your own estimate. A quote whose square count differs materially from your own arithmetic is worth one question before it is worth a signature.
What a size table cannot tell you
Size sets the order of magnitude. These set the number.
- Existing layers. Two layers to strip is roughly twice the tear-off labour and roughly twice the disposal volume of one.
- Deck condition. Unknown sheathing widens the range before anyone climbs a ladder — see roof sheathing replacement cost for the per-sheet arithmetic.
- Complexity, not area. Valleys, hips, dormers, skylights and chimneys each add flashing detail and slow the covering down. Two roofs of identical area can differ by a full specification step on complexity alone.
- Storeys and access. Three storeys, a steep driveway or no dumpster space each add handling time that never appears in a size table.
- Where you live. Wages, freight and permit fees are the largest single swing on this whole site, and the national roof page sets out how far apart the modelled metros sit.

What is modelled
- Sloped roof surface area, priced in roofing squares of 100 sq ft.
- A single-storey property with one existing layer, medium pitch, easy access and the site default material.
- Full tear-off, disposal, underlayment, drip edge, ridge, flashing, covering, cleanup and inspection.
- A permit allowance, contractor overhead and profit, and contingency at the modelled rates.
What is not modelled
- Your roof's complexity: valleys, hips, dormers, skylights and chimney count beyond the site default.
- Low-slope or membrane sections, which are a different construction system.
- Structural work, gutter replacement, ventilation upgrades or interior repair.
- Any size below 800 or above 3,000 sq ft — the planner models those; this reference table does not.

How much does a 2,000 sq ft roof cost to replace?
A 2,000 sq ft roof — 20 roofing squares — models at $11,500 – $25,600, which is $577 – $1,300 per square or $5.77 – $13 per sq ft. Note the units: 2,000 sq ft of roof surface is not a 2,000 sq ft house. A 2,000 sq ft single-storey footprint at a medium pitch is closer to 2,300 sq ft of roof.
How do I convert my house size into roof area?
Take the ground-floor footprint — not the total floor area — and multiply by the pitch factor: about 1.05 for a low slope, 1.15 for a typical medium pitch, 1.31 for a steep roof and 1.45 for a very steep one. Then add for overhangs and any dormers or wings. The conversion table on this page does the arithmetic for the common footprints, and the planner will do it for you if you only know the footprint.
Why does the cost per square foot fall as the roof gets bigger?
Because a share of every roof job is fixed. The permit, the dumpster, mobilising the crew, the final inspection and the site protection cost roughly the same on a small roof as a large one. The smallest roof modelled here runs $7.31 – $16 per sq ft and the largest $5.34 – $12 per sq ft for identical specification. Does roof pitch change the price as much as size does?
It changes it twice over. A steeper roof has more surface area for the same footprint, and each square takes longer to work because of staging and fall protection. On the same 1,500 sq ft footprint the model moves from $10,300 – $22,700 at a medium pitch to $13,900 – $31,000 at a very steep one. That is why a size table alone is a starting point rather than an answer.
Is a size table enough to budget from?
It is enough to sanity-check a quote and to know whether you are in a $12,400 conversation or a $22,600 one. It is not enough to budget from, because size is one of several inputs: pitch, existing layers, sheathing condition, access, storeys and material each move the number independently. Every row here holds the other inputs constant at the site defaults — the planner is where you change them.
What is a roofing square?
A roofing square is 100 sq ft of roof surface. It is the unit contractors order and price in, so a 2,000 sq ft roof is 20 squares. Quotes given per square are easier to compare than quotes given as a lump sum, provided both quotes count the same squares — measured from the roof, not from the floor plan.
